Class IV, V, and VI land, along with wasteland and post-industrial sites, work best: flat or gently sloping to the south, with an area from around 2 ha to several dozen hectares. Proximity to a medium-voltage grid (within ~500 m) or a substation (GPZ), and the absence of restrictions such as Natura 2000, are key. Current rates are typically 15,000–20,000 zł per hectare per year for well-located sites near a substation (GPZ). Rent is index-linked to inflation (GUS/HICP) every year, so its real value is protected throughout the contract term, which can run up to 30 years. We complete initial verification within 48–72 h. The development period (environmental decisions, grid connection terms, permits) usually takes 2–3 years. During this time you can continue farming the land and receiving subsidies. Full rent rates usually begin once construction starts.
No. PV farms emit no harmful substances and no significant noise. The only, negligible source of sound may be a distant transformer station. Panels are thermally neutral, and modern anti-reflective coatings virtually eliminate glare.
Income can be settled as a private individual, without registering a business or for VAT, under the standard tax scale (12% up to the 120,000 zł annual threshold, 32% on the excess). The portion of land under the installation shifts to property tax, which in practice the investor usually reimburses. This is general information; it's worth consulting an advisor on the details.
Yes. The rights and obligations under the contract pass to the heirs, and the lease becomes a stable, cross-generational income. Selling the land is possible. The lease agreement then binds the new owner under the existing terms.
This is our specialty. We establish rights of way and easements, put land and mortgage registers in order, handle inheritance proceedings, and remove encumbrances. We also handle properties with a specific status: inherited, cooperative, State Treasury, or religious institution land.
The investor is legally obliged to dismantle the installation at their own cost and restore the land to agricultural condition. Structures are installed without concrete (driven piles), so the topsoil layer remains undisturbed, and panels are recycled at up to 99.9%.
