Leasing land for solar, wind, or energy storage means a steady, index-linked income: at no cost, no risk, and with full notarial security.
What matters is land class, area, grid proximity, and the absence of environmental restrictions. We check this remotely and free of charge. See the criteria →
Current rates are as high as 15,000–20,000 zł per hectare per year, with annual inflation indexation. Use the calculator →
The investor is legally obliged to dismantle the installation at their own cost and fully restore the land to agricultural condition. Life cycle →
Below are the general parameters of an optimal plot for renewable energy projects. You don't need to meet every one. Simply submit your plot and we'll verify it in the GIS databases.
| Criterion | Optimal parameters |
|---|---|
| Soil class | Preferably class IV, V, VI, along with agricultural wasteland and post-industrial sites, land with low agricultural value. |
| Area | From 1–2 ha (hybrid installations), through 5–10 ha, up to 20–25 ha and more. Minimum plot width: approx. 40–60 m. |
| Power grid | Up to approx. 500 m to a medium-voltage (SN) line; for large sites, a distance of up to 3 km from a substation (GPZ) or high-voltage line is acceptable. |
| Topography | Flat land or with a gentle south-facing slope. Wetlands, forested areas, and heavily shaded terrain are excluded. |
| Environment | Outside Natura 2000 areas, national parks, and landscape parks. Ideally without a Local Zoning Plan (MPZP), or with one that permits renewable energy use. |
Not sure? Our engineers will check the soil class, grid access, and planning restrictions themselves, based on the plot number and cadastral district. Just submit your plot →
Move the sliders to estimate your potential income. This is an indicative simulation. We will prepare an exact offer after verifying the plot.
Full rates typically kick in once construction begins. During the development period, you can continue farming the land and receiving subsidies.
The simulation assumes an average indexation of 3% per year over 29 years. Actual terms depend on location, land class, and the contract.
You provide the area, cadastral district, and plot number, or attach a photo of the map. No registration, no obligation.
We check access to the medium-voltage grid/substation, soil class, and planning conditions in public GIS databases.
We present the rate, the indexation mechanism, and all safeguards, in plain, clear language.
You sign an agreement with an enforcement clause (Art. 777 of the Polish Code of Civil Procedure) securing rent payments.
You receive an annual, index-linked rent, with a guarantee of continuity even if the operator becomes insolvent.
Once the contract ends, the investor dismantles the installation at their own cost and restores the land to agricultural condition.
